A "Damned if you do,Damned if you don't" choice here! If you make something a free download, people want to pay for printed copies, - if you published it as a small pamphlet people would ask why it wasn't made avaialable on the website!
One question at this stage though, will the printed book mention this is available at all? If not (or maybe even if it is) it could/should be mentioned in the Heroes Book?
